This newly constructed, resort-like Watermill home offers contemporary living on over an acre of impeccable landscaping. Driving up the stone driveway, you will be taken aback by the wholly modern design.

Natural light illuminates the spacious interior and chic furnishings. The open floor plan consists of airy living areas, allowing you to flow seamlessly between the dining room, family room, and gourmet kitchen. Relax in the double-height living room with a gas fireplace, flat-screen TV, and walls of windows overlooking the lush grounds. Curl up with a good book or watch a movie in the comfortable living room with by wood fireplace on those chillier nights. Whip up a big breakfast in the island kitchen, equipped with stainless steel appliances as well as a wine fridge and plenty of cookware. Break bread at the glass dining table, which seats six and enjoy your morning coffee from the drip coffee maker on the second-floor deck. Before a day lounging around in the sun, work up a sweat by going for a run through the neighborhood or take advantage of the treadmill right on site.

The private and expansive backyard is perfect for outdoor living and entertaining. Take a dip in the impressive heated gunite pool. Flying Point Beach is ten minutes away, and beaches on Peconic River and Shinnecock Bay are a fifteen-minute drive away. When you return from fun in the sun, make sure to rinse off using the outdoor shower. If you want to hit the town, take the bikes out for a stroll, and visit Southampton Village, a few minutes away, for shopping and renowned restaurants.

There are five generous bedrooms—two of which have a full ensuite bathroom—and an extra sleeping space with a bunk bed and private access to the deck. The light-filled bedrooms each have a TV, too. The five baths feature top-of-the-line amenities and sleek black-and-white finishing's. Water Mill Modern will surely provide you with the ultimate Hamptons experience.

Pet Policy: One hypoallergenic, non-shedding dog of 30 lbs or less is permitted. Non hypoallergenic/shedding dogs or any dogs over 30 lbs are prohibited unless express approval is provided. All other pets (including multiple dogs) are prohibited unless express approval is provided (please inquire). An additional security deposit of $2,000.00 per dog will be required.

Utility Disclaimer:
Normal usage of the following utilities is included in the total reservation amount:
Pool Heating (if applicable), Pool/Hot-Tub Maintenance (if applicable), Heating Oil/Propane/Natural Gas, Electricity, Cable/TV/Internet/Phone, Garbage Removal, and Landscaping/Lawn Maintenance

If the cost of utilities exceeds $165.00/night, guest will be responsible for the difference. Cleanings during a guest's stay and pay-per-view orders are not included in the cost of utilities.

Cleaning Disclaimer: All reservations longer than one week must be professionally cleaned once per week, the cost of which is borne by the guest. For clarity purposes, the cost of in-stay cleanings are separate and above the fees collected at the time of booking.

Pool Disclaimer: Due to the climate of the northeastern U.S., outdoor pools and attached hot tubs will typically only be available for use from Memorial Day to Labor Day. Off-Season Disclaimer: It is typical that spring cleanings and updates do not take place until late April / early May. If your booking falls outside of Memorial Day to Labor Day, please inquire as to whether or not outdoor furniture and equipment will be available for use prior to booking.

Payment/Refund Policy: All payments are non-refundable, unless stated otherwise. If renter must cancel the reservation, Marquis will re-list availability, and in the event Marquis is able to re-book the nights renter originally booked, a refund may be processed. We strongly encourage renter to purchase travelers insurance (which Marquis offers) as a means of payment protection. Please note that all bookings must be paid in full prior to arrival.
