With vacation rental sites like AirBNB and HomeAway, why should I work with Marquis as opposed to handling my property rental needs on my own?

The simple answer is “Execution.” Over the past few years, staying in a home instead of a hotel has become the preferred way to travel. As such, the number of listings have skyrocketed, making it more difficult for homes to get enough exposure on these platforms to ultimately lead to bookings. Not only is competition at an all-time high, but sites like Airbnb and Homeaway are constantly changing how they determine a property’s “listing score”, which dictates where in search results your property appears. Navigating these platforms requires a more hands-on approach than in the past as a homeowner’s response time to inquiries, number of reviews, book now functionality, overall listing quality, among others, all factor in to how much your property will be seen by travelers. Managing all of these factors, across multiple platforms, is a full-time job. Marquis takes all of this off your plate, guaranteeing your property receives maximum exposure so you can enjoy your free time.

Can I use a broker to simultaneously market my property?

Not only do we allow homeowners to simultaneously work with brokers, but we encourage it. Ultimately our goal is to get your property booked for the right price and by the right people. However, we do ask for exclusivity on the third-party platforms we use to market you property. This helps avoid double-bookings, price misalignments, and other sources of confusion.

Are there any upfront costs that I should be aware of?

There are absolutely no upfront costs that homeowners are subject to upon joining the StayMarquis Network. All photography, videography and listing costs are covered by Marquis. Our business model is performance-based, meaning we only generate revenue when we facilitate bookings for you.

How do you screen potential guests?

We know how important it is to appropriately vet potential travelers. That is why we use our “Know the Traveler” checklist for every booking we consider. Using this checklist as a guide, we collect pertinent information from individuals and groups who are interested in booking your home. We relay all of this information to you for review prior to accepting the booking. This information includes: the number of people in a group, the age rage range of the group, the purpose of the rental, where the group is coming from, if they are bringing pets and additional context surrounding the group dynamic that can be gauged through phone conversations or email. We will also run a Google search and social media search to check for any red flags.

Do I have discretion over who I rent my home to?

Of course. You have the ability to turn away any booking request that comes in for any reason at all. However, cancelling booking requests will hurt your “listing score,” and make it more difficult to market your property in the future. As part of the onboarding process, you will outline your “booking parameters.” Please keep in mind that if a booking request meets those parameters and your property’s calendar is marked as available, we will expect the booking to be accepted.
